Infrastructure Committee Exterior Painting The fourth and final phase of our exterior repainting project, focusing on the northwestern quadrant of Watergate and all window shutters, should be completed sometime in July 2011. Garage Projects This spring, after years of discussion, we replaced the original 40-year old vehicular ramps and aprons serving both underground garages, and the massive steel doors and door frames separating the subgarages from the two Dominion Virginia Power electric transformer rooms. We also upgraded some of the equipment and machinery in one of the North Royal Street garage electrical rooms. Oscar Giron also completed repairs to the exterior-facing fascia above the vehicular exit door to the North Royal Street Garage. We are currently in the process of upgrading the security in both garages, and are continuing apace with our garage clean-up initiatives. The bicycle registration and removal project is largely completed, and we will soon turn our attention to abandoned cars and improperly stored items. Re-Waterproofing Projects Last fall and early winter, we completed several re-waterproofing projects, which principally affected the stairways leading to the underground garages, the two sets of steps leading from the First Street walkway to the Southern Mews, and the two sets of steps leading from North Royal Street and Second Street to the Northern Mews. This project was completed on schedule and well within budget. Pedestrian Gates We continue to discuss with Rick's Ironworks the misalignment, noise, and other problems with the wrought-iron pedestrian gates that we replaced last year. Electric Repairs We replaced a portion of the underground electric wires along North Pitt Street near Second Street that had shown signs of excessive wear and were causing intermittent electrical problems for several homes in the immediate vicinity. Exterior Faucet Repairs This spring and summer, we are hoping to complete a project that we started last year to replace all broken or malfunctioning exterior faucets with new self-winterizing faucets. This is a somewhat labor-intensive process that requires access to individual homes. Gutter Cleaning This spring, we hired Maple Leaf Rain Gutter Service to clean and perform repairs to all of Watergate's gutters. Grounds and Landscapting The Grounds Committee has been working tirelessly throughout the community to complete its major landscaping, replanting, and pruning projects, all of which are scheduled to be completed by the end of 2011.
